Painting in Noetzie

Noetzie is unlike any other job we quote, and the reason is access. The hamlet is reached by a narrow gravel road through forest, and beyond the public parking the route down to the houses is private and steep. Materials and equipment cannot simply be reversed up to a wall. That has to be planned, priced honestly and built into the programme - it is the single biggest difference between a Noetzie quote and a Knysna town quote.

The buildings themselves are also different. Much of Noetzie is natural stone, and stone is not a painting surface. It wants cleaning, sound pointing and breathability, not a film that seals moisture into a thick masonry wall standing in a damp forested gorge. Where there is plaster, timber and metalwork, those get conventional systems - but the stone should be left to breathe.

When to Paint at Noetzie

Two things set the timing. The gravel access road is uneven and can be difficult after sustained wet weather, and the gorge itself holds moisture far longer than open ground because air movement is limited and the surrounding forest keeps everything shaded and damp. February to May is the workable window - warmest, driest and with the most reliable road conditions.

The daily window is short. Mist and river damp sit in the gorge well into the morning and return early, so exterior work realistically runs from late morning to mid-afternoon. Trying to extend that produces coatings that never properly cure, which in a setting this damp shows up quickly.

The Right Approach for Stone and Damp

Stone should stay uncoated in almost every case. A thick stone wall in a damp gorge needs to release moisture, and a conventional film traps it, which lifts the coating and can push salts and damp into the interior. The correct work is cleaning off organic growth, raking out and repointing failed mortar, and using a breathable sealer only where there is a specific water ingress problem.

Where there is plaster, specify a breathable mineral or silicate system rather than a standard acrylic. Timber - doors, frames, shutters and windows - takes a penetrating exterior sealer and needs a shorter maintenance cycle than it would in town, because forest damp works on unprotected wood quickly. Because Noetzie is a conservancy, we contain washings and run-off rather than letting them reach the river or the beach, and we do not spray where drift could carry onto vegetation.

Noetzie - What the Job Involves

  • Access route, road condition and how materials will be carried in
  • Which surfaces are stone and should be repointed rather than painted
  • Mortar condition, particularly on exposed seaward faces
  • Organic growth on shaded stone and plaster, needing treatment rather than covering
  • Run-off and washing containment, since this is a conservancy with a river and beach below
  • Realistic drying times in a gorge that stays damp for much of the day

Noetzie Painting Questions

Why is access charged separately?
Because it is a real and unavoidable cost here. The gravel road is narrow and the final approach to many properties cannot take a loaded vehicle, so material has to be handled by hand. We would rather show it as a line item than hide it in an inflated rate per square metre.
Can the stonework be painted?
We would strongly advise against it. Stone in a damp gorge needs to breathe, and painting it traps moisture, lifts in patches and is very difficult to reverse. Cleaning and repointing gives a far better long-term result.
How often does the timber need attention?
Every two years on exposed elevations, which is shorter than in town. Forest damp and salt together are hard on wood, and once water gets into a frame here the repair is a joinery job rather than a coat.
Do you take the conservancy status into account?
Yes. We contain washings and run-off, avoid spraying where drift could reach vegetation, and carry waste out rather than burying or burning it. The setting does not allow for a normal building-site approach.
Can you work on a house that is only used occasionally?
Yes, and most Noetzie properties are. We photograph each stage so you can see the preparation and not just the finished result, which matters more than usual when you are not able to drop in and look.
